Intermediate Debt Service (SIDH)

What is the IACHR?

The IACHR is a free information, advice and intermediation service with financial institutions for people or families who have problems dealing with the mortgage debts of their main home.

The IACHR is a service:

  • Accompanying the user.
  • Out-of-court dispute resolution. He does not act before the courts.
  • Public and free. It has no cost to users.
  • Proximity.
  • Specialized. It offers information and specialized advice provided by lawyers selected by the different associations in the region and, mediated by the mediators of the Ofideute service of the Catalan Housing Agency.
  • Integral and transversal by the collaboration of the different services, entities and organisms necessary for the resolution of the situation.

The areas of citizen care offered are:

  • Mortgage brokerage. Homeowners who are struggling to pay off their home loan or mortgage or mortgage guarantors who - due to default - are at risk of losing their primary home.
  • Mediation in consumption. Consumers for claiming abusive clauses or requesting mediation prior to the start of an enforcement procedure.
  • Mediation for rent. People at risk of losing their usual rental property where the landlord is a financial institution or the latter has been awarded the rented property at auction.

Who provides the service?

The SIDH is a service provided by the Diputació de Barcelona in collaboration with the Agència de l'Habitatge de Catalunya (AHD), the town councils and county councils and with the participation of bar associations.

Where are the services provided?

The services are offered from the premises of the Local Housing Office. C. Pi i Margall, 8 bis

Documentation to bring

In all cases:

  • DNI / NIE of the applicant
  • Proof of registration with the list of all members of the family unit
  • Proof of income or certificate of or receiving any other benefits from all members of the family unit.
  • Judicial notifications
  • Other documentation that affects the income of the family unit or the availability of housing.

In case of mortgage debt:

  • Deed of sale of the home
  • Deed of loan or mortgage credit
  • Loan or credit status (document provided by the financial institution)
  • Last paid receipt of the loan or mortgage.

In case of rental debt:

  • Rental contract
  • Status of payment of monthly rental installments
  • Receipt of the last fee paid
Registration / Request for service:

The service is offered on Fridays from 9:30 a.m. to 11:30 p.m.
