Cadastral alterations

It is the necessary procedure to declare to the General Directorate of the Cadastre (Ministry of Finance) the cadastral alterations of real estate and plots of the municipality and the rest of the State.
Type of cadastral alterations:

  • Modification or updating of ownership, percentages of ownership or type of ownership.
  • New construction, extension, refurbishment or rehabilitation.
  • Constitution of the Horizontal Division regime.
  • Aggregation or segregation of properties or plots.
  • Use or crop change.
  • Demolition or demolition

How?

Electronically using the Your Cadastre Electronics. It is mandatory for legal entities to process it online. The processor must be identified by means of a digital certificate or electronic DNI.

It can be done in person at Cadastral Information Point Sant Feliu de Llobregat City Council, therefore it is necessary to request a prior appointment with the Cadastral Information Pointwhere technical support will be provided to register the request and the documentation addressed to the General Directorate of the Cadastre.

Documents required

For each type of cadastral alteration, the following documentation is required to be attached:

  • Modification of ownership
    • Document accrediting the alteration and participation fees: deed, contract, sentence, etc.
    • If a surface right or administrative concession is constituted on a part of the good:
      • Georeferenced graphic representation on cadastral cartography of the resulting plots.
      • Floor plan of the premises or elements affected if any.
  • Works
    • Writing new work if it exists.
    • Certificate of completion or document accrediting the date of completion.
    • Pictures.
    • Location map on cadastral cartography.
    • Plans of each floor and table of surfaces.
    • Documentation accrediting the cost of material execution and report of materials and qualities
    • g. In the case of public protection buildings or protected rehabilitation: final qualification certificate.
  • Demolition or demolition 
    • Document accrediting the alteration with the date of demolition
    • If partial: location map of the remaining building.
  • Segregation, division, aggregation and grouping of properties that affect plots
    • Document proving the alteration
    • Graphic representation of the resulting plots on cadastral cartography.
  • Segregation, division, aggregation and grouping of premises or parts of a building
    • Document accrediting the alteration with participation fees if applicable
    • Plan or sketch of the previous and resulting state.
  • Horizontal division
    • Certification or simple note or constitutive title of the horizontal division regime
    • Plans of each floor according to the horizontal division
  • Change of crop class
    • Document accrediting the alteration and the date
    • If it only affects a part of the plot: bounded plans of the resulting situation.
  • Change of use or destination
    • Document accrediting the alteration with the date
    • If it affects a part of the building: plan of the resulting situation.
